submitted by Nicholas V. - |Recommended: YesUp and down experience — The unit is nice and new but it's far too noisy upstairs neighbors movement and plumbing is very loud, construction noise inside and outside of building feels constant. Abel and Paula have been the highlights of my stay -- making me feel welcome and addressing problems quickly as they come up.

submitted by Jhaid P. - |Recommended: YesNice apartment appearance — I really like Modera, I like living here. However, my roommates and I have encountered a few problems and they were not resolved right away. For instance, something was wrong with our door, our key fob did not react to it at all. It happened on a Saturday and it was not resolved until Monday. Someone had to stay in the apartment which was inconvenient. I understand that things like this happen. It was just an inconvenience. It also didn’t seem like Modera was in a rush to fix it.

Pet friendly, convenient on site retail and not to mention an amazing on site management team that creates a comfortable community to call home Come see what it's all about you won't be disappointed

submitted by Arseny B. - |Recommended: NoIt's a cool place, and they say it gets colder — You're bundled up now- wait till you get older. But the radio man begs to differ, judging by the hope in the satellite picture. The ice we skate is gettin' pretty thin, the water's gettin' warm so you might as well swim. My world's on fire, how bout yours That's the way I like it and I'll never get bored. But actually though- brand new place with great quality utilities and nice amenities. Definitely wouldn't be able to afford this all by myself.

The units are quiet and the area is always clean. I love it here and I can’t wait for the summer time so we use the pool

Leasing office incredibly unresponsive. — The building is beautiful and clean and the cleaning and maintenance staff is incredibly friendly. Maintenance always fixes things in a timely manner. However, the leasing office is pretty much unresponsive. They will all give you different answers and the staff changes over frequently. My roommate and I were just charged a late fee on our rent while waiting for the leasing office to answer a question about our bill even though we were told we had until today to pay our rent. I've now stopped by the office multiple times in person, called, and emailed just trying to get an answer. We will end up paying the late fee- but for the record, we have still not received a response to our questions about our bill. Also - we have uncovered that bike theft within the parking garage is rampant and the leasing staff does not seem to care.

submitted by Ronna W. - |Recommended: YesBeautiful Property and Great Staff — Location is amazing - next to Whole Foods, across the street from the train station, and walking distance to SAP center. The building itself is brand new and the new management team Christie and Michael are very approachable, responsive, and friendly. Brittany originally helped us choose our apartment, and she has always been amazing as well. Heated pool, amazing rooftop, and facilities cleans daily. Only negative thing is that the clubhouse game room is not that accessible. It’s only open from 9am or 10am till 6PM. Most people are at work at this time so you can really only enjoy it during the weekend. However, Management said they are looking into this.

submitted by Cormac S. - |Recommended: NoJust ok. Apartment is nice but facilities management leaves a lot to be desired. — This is just an OK place to live. The apartments are very nice but the floors are very thin so you hear quite a bit a noise from your neighbors. Additionally, there are always many things that are broken or not working properly. Never all at once but at least one thing is broken at all times. i.e. the skylounge, equipment in the gym, elevators, hot water, etc.

submitted by Wonravee C. - |Recommended: YesHigh quality and premium property — Great location and convenient to many great places around San Jose. Building is clean and new. But constructions make it inconvenient to enter exit the property. Elevator some time make buzz noise for no reason. Room is nice and quiet from the outside but noisy from upstairs neighbor. Staffs are friendly and courteous.

submitted by Xiao-Chao Q. - |Recommended: NoMediocrity - captured — The Modera took a checklist of what successful apartments have and tried to tick off all the boxes. Unfortunately, every box is done in a manner that doesn't stand to impress. There isn't any specific component which is particularly horrible, but nothing - other than maybe the BBQ maintenance - stands out as a pleasant highlight of the apartment. It tries to implement measures to help, but often get interpreted as additional rules. The art of running a luxury apartment is to make it feel like the freedoms are afforded by having problems take care of themselves. Examples of what not to do - charging for premium' parking spots, or enforcing business hours for amenities iiterally the same hours as banking hours.... . Also the transition for construction, parking structure, amenities - nothing was delivered as promised. Construction ran and is still running overschedule by 2 months. The parking structure was supposed to have assigned parking. Instead, it remains a free for all - try your luck - and to top it off, trying to squeeze more out of premium spots like a cheap hotel. Lastly - during construction - don't put up passive aggressive signs shutting off an elevator for residents. Just overall, even reviews like this, tell residents management is out of touch with residents and feel like they're trying to be cool' but more than half the emails and communications with residents are to impose more rules or optional add on costs.
